First Things First
When we say “first things first”, we are expressing our desire to keep our priorities in line. For us our clients are first. Our primary principle is not merely a business practice; it is personal policy that guides our choices and actions. For our clients that means that we are constantly seeking to serve their interests. This ambition permeates every level of our service.
Communication
Buyers and sellers alike require access to information; market activity, new listing information, showing details and feedback. We believe that we serve as a resource of information, and that it is important that we make this information available to our clients. Knowledge is power and it is our desire to assist in empowering our clients to access information. This gives everyone the ability to make more educated decisions and gives greater confidence in understanding choices.
We are constantly seeking to improve methods to streamline information to our clients. For buyers this is reflected in quick access to new listing information, for sellers this means the most advanced methods of sharing activity on their property and other related real estate activities that might affect their sale.
Technology
When used correctly new technology does not seem like “rocket science” at all. Robust vocabulary may actually limit “intellectuals” communication; likewise fancy technologies in some cases may create a barrier to some consumers! We have the ability to connect with our clients in which ever way suits their needs. Emailing listing information is completely useless to someone without a computer and calling somebody who prefers “Blackberry” text communication is not effective. We meet our clients where they are at. If there is a way we may improve our service to our clients with new tools we try to introduce that.
At a team level we are actively seeking to improve our methodology. If there are tools and systems that will aid that process we are happy to employ them. We have integrated a computer consultant into our team with the awareness that we may maximize our service if you utilize these tools.
Internet Advertising
In the past the for sale signs on the front yards of houses may have been one of the primary methods of connecting with a buyer for a home. Today that is still a very valid form of advertisement. Yet compare the number of people who “drive by” a street sign, to the number of people who “surf by” the super highway of the internet. This is almost literally the difference between Deerfoot Trail rush hour traffic and that of a residential street on a lazy Sunday afternoon! If we are missing the mark on our internet advertising we are really letting the world race by and not taking notice of those whom we are working for. We make every effort to make in roads from this super highway to the house that we have for sale.
The primary resource most home shoppers seem to use is www.mls.ca . This is a public web site that anybody can access. Here a buyer draws up criteria of the style of home that they are looking for and the list of results is displayed.
A secondary resource, but one that connects with more serious buyers is an “automated email notification”. This is an email alert that is established from a licensed realtor to a public consumer. When a new listing within criteria is loaded onto the MLS system, an email is sent to people who are operating a search.
The MLXchange system is the master center from which these other internet services derive their information. Therefore we take priority on a house’s representation on this system. It seems perhaps a simple procedure yet it is one that we see widely taken for granted.
MLXchange is the “MLS” software that Realtors use to share information about houses for sale. It is the data pool that we draw from to match qualified buyers to homes that suit their needs. We remember that it is very important that we capitalize on advertising our own listings to other realtors as this is the primary way that properties are sold.
“A picture is worth a thousand words”. This is a very important aspect of representing the property that you have for sale. We look to create the best digital imagery of your home. It seems that if the picture is lacking “online”, it is more likely that browsers will skip by any comments or description.
Expressive and captivating comments. Not every quality or feature of a home may be photographed. Where pictures lack we make up for with our descriptions. This must also be done with honesty and accuracy, yet we hope to always seek to underline the positive aspects of homes. This also involves editing and re-editing. It is amazing when “vocabulary and grammatical” errors slip by and become published, people seem repulsed rather than drawn to a subject.
The same quality of imagery and descriptions we seek on the MLXchange system we also hope to enhance on our own personal website by making additional photos available and where necessary, additional video footage. Plus homes showcased on our website are assured a wider range of exposure. We have taken great lengths to make our web pages attractive and user friendly. Our name and web name is advertised so that anyone checking us out is also checking out your house for sale!
Printed Media
The Ramage Group utilizes various forms of printed media distribution. We maintain a monthly flyer program that delivers to over 3000 households in various communities. This flyer showcases some of our listed and sold properties and further advertises our website to promote all of our current listings.
Calgary Real Estate News is a weekly publication that is very widely spread across the city. We showcase our listings on a regular basis in the Calgary Real Estate News (CREN).
Beautiful Homes is a publication that we have selected to showcase some of the Luxury homes that we have for sale. It is a very attractive full colour, high gloss magazine.
We target your property advertisement to the media type that is best suited to connect with the buyer of your property for sale.
The Personal Touch
All these systems of advertising and selling left on their own are not enough to sell a property. Indefinably the “personal touch” is required. We do what we do best and that is to sell! We are constantly seeking to connect qualified buyers to properties that meet their needs. This is our passion! This comes through many different scenarios.
The personal touch comes in all kinds of variety. We are so well networked that often the moment we are listing a property we are aware of somebody whom that property would suit. That “buyer” may not at that time even be aware that they are a buyer! When we introduce a space for living that would work better for them suddenly a deal comes together. Further to that we find that there is then yet another new listing as that buyer has the need to sell, and the cycle continues
Experience
As a team we have the cumulative experience of years beyond our age. As in all things time reveals the right things “to do” and often the things “not to do”. Ramage Realty has had abundant time to navigate these land mines and we are able to guide or clients through the maze of decisions that are faced. This may be revealed through a keen awareness through negations or attentiveness to certain aspects of a property that less informed agents may neglect. We believe that our sales are as much about problem solving as they are about product. Creative methods of making or keeping a deal together are often born out of knowledge of what has worked in the past. We have within our ranks a deep well of information that we draw on regularly.
