We are pleased to assist home shoppers at all price points and in all areas, starting with first time home owners and through to luxury home buyers. We receive calls from so many people daily who are at the early stages of purchasing or otherwise and have decided to undertake the task themselves without the assistance of a Real Estate agent. We are never pressing them to utilize our services, yet we understand the load of extra work and effort they are enduring which is not entirely necessary.
We want to express to those who are undertaking the search themselves and arranging tours, meeting separate Realtors at each individual property... there is indeed an easier alternative. Plus to those who are not certain, as a buyer you do not need to pay an agent to obtain their services.
We offer this brief outline:
Search Criteria
The best place for us to begin is to define what style of property that you are looking for. This can start with a phone call and a conversation with our office or you may wish to take a moment to complete our "search form" online. Alternativley you may also "email" a summary of the style of home that you are looking for.
Occasionally this criteria is specific, however, often people approach us with a very wide range of possibilities and the home of choice may become more clear as we move through the process together. We usual begin with an initial list of homes and properties. The best method to communicate this information is via the internet with an email that contains a summary of listing details. Once we initiate a search, we are then able to keep you informed with an "auto email notification alert". This means when a new listing is put on the MLS system that is similar to what you are looking for, you will be sent an instant message via the email that will summarize the information for you. This comes as a definite benefit to buyers working with the Ramage Group, for in a fast paced market we do not want to miss a thing!
The next step is to go out and look at homes that you are interested in seeing. As much as we communicate to the best of our ability, details of homes with photos and comments, it is essential to go out and get a first hand look at what your money can buy. Greg, Trevor or Lucas will be able to meet you at a single property and take you through or we may arrange to tour through multiple properties at a given time. One day notice to arrange tours is preferred as often sellers have special needs to accomodate times and schedule appointments.
Financing
For efficiency we highly recommend perusing your financial qualifications. This truly is the first step in understanding what you are capable of to ultimately make a purchase. This step will allow you to be fully prepared and aware when it comes time to make an offer. Before getting too involved in searching for properties, this is the guiding step that will send you on your way.
Note: Generally, Mortgage Agents charge no fee to you the consumer.

Conditions:
At point of purchase you should feel secure in your financial arrangements, however this is still the most common condition, as lenders will want to assure the property that they are financing for you meets their requirements.
For houses purchased, the most common condition is a “Home Inspection”. This is effectively a complete inspection of the home from top to bottom. A home inspection is a visual diagnostic of the overall condition of a property. If an item of significance is found it allows the purchaser to re-consider moving forward with “firming up” the sale. Otherwise it allows you to become familiar with the needs of your future home and its current condition. This is typically to be carried out by a qualified and certified individual. You can anticipate a cost of $300-$500 for this process depending on whom you ask to carry out this step.

For Condominium purchase, the most common condition will be a “condominium document review”. This service is comparable to that of a home inspection. This is an inspection of the operations of the corporation responsible for the physical property. This is done by examining such documents as the financial information, reserve reports, the condominium plan, any structural and mechanical reports, minutes etc. This process is similarly carried out by a registered and licensed professional and you can anticipate a cost of about $300-$500.

Closing:
When Conditions are met and waived, you will require the services of a lawyer to carry out your financial and land title transfers. Additionally a Lawyer will be able to further your legal understanding of your transaction, and protect your interests in your purchase.
